The Fransen Company (TFC) led the initiative to bring a new cinema to downtown San Bernardino, CA.  A 14 -screen Regal Theater and RPX opened in June 2012 as the first phase of Theater Square. 

TFC conceptualized the Esquire mixed-use complex and led the effort to attract IMAX as a major component of this K Street Sacramento project.

TFC created a remerchandising strategy and action plan for Thrid Street Promenade in Santa Monica, CA.
